South Korea's President Lee Directs Financial Review of Ultra-Luxury Property Lending Loopholes on July 23

According to Yonhapinfomax, South Korea's President Lee Jae-myung on July 23 pointed out regulatory gaps in mortgage lending for ultra-luxury properties during a national real estate policy forum held at KBS in Seoul. He highlighted that while home purchase loans for high-priced properties are tightly restricted, owners can circumvent these restrictions by using their properties as collateral for business loans, enabling large-scale financing without limits. The President questioned whether borrowers could obtain billions of won by leveraging ultra-luxury properties as collateral under alternative loan purposes after acquisition. Lee ordered financial authorities to comprehensively review the scope of collateral value recognition for high-priced properties and lending restrictions. The Financial Services Commission Chair pledged to examine measures to prevent loopholes in loan purpose oversight and prevent circumvention schemes.
